OUR TENANT EXPERIENCE
OUR PROUD HISTORY
The Developer has invested in Macau property since 2004. The last 13 years has seen the value of our investment grow from HKD 20 million to HKD 12 billion, while the total floor area of all our properties has increased from 1,173 square feet to 308,605 square feet. This achievement can be attributed to our history of successful partnerships with luxury and renowned brands, as well as our eye for investing in strategic locations. This has given us a reputation of being a developer of commercial properties of the utmost quality.
As one of the top property developers in Macau, we appreciate and respect the city’s rich culture and heritage. Which is why we strive to integrate design elements and aesthetics of Macau’s historical architecture in our properties. We also maintain an excellent relationship with the Macau Cultural Affairs Bureau and work with them to preserve properties of ours that have historical and cultural significance.
I completed a great deal of many mega projects in Cotai, many of which were over a million square meters in size, with hotel suites over 3000 or even over 6000 numbers per project. They all represented a new type of architecture in Macau: “colonial” in nature, impressive and awe-inspiring in terms of size and spectacle, and seemingly appear overnight out of nowhere. They wow and challenge the paradigms of their visitors, local and international. They have become the talk of the town and the must visit spots of Macau. This represents one pillar of Macau architectural development.
By scale, Yellow House is in no way similar to those behemoths. The reason why I am interested in this project was because I felt an obligation to contribute to the other pillar of Macau’s architectural development, which is the contextual intervening approach to existing historical architecture; I was inspired during one of my university excursions in 1984, and yes, Macau’s vision of conservation started in the 1980s.
Yellow House is exactly the kind of project that falls into this category. It is located in one of the most historical neighborhoods as well as in the heart of the most vibrant tourist area of Macau. With careful control of building volume and preservation of the existing facades, it will be weaved into the urban fabric where local Macanese as well as tourists can immediately tell the story behind its evolution.
It has always been my aspiration to set good examples of conservation architecture, and better still, ones which will contribute added value to the existing properties commercially and which can incentivize owners of similar building types in vicinity to follow. Collectively, the statement made will be as loud and clear as the ones made in Cotai.
No doubt Yellow House will be a successful example.

Throughout my career spanning over three decades across the fields of architectural practice, academia, and public service at the international level, I have been an advocate of heritage conservation. From 2000 to 2007, I participated in the successful inscription of three UNESCO World Heritage Sites, with the Historical City of Macau being one of them.
In 2013, I came on board Project Yellow House as it is a typical example of a win-win solution for keeping a fine balance between heritage conservation and commercial development. Conserving our heritage does not mean sacrificing progress and development. Heritage conservation is an extension of the economic lifespan of a historic building; it requires passion and investment in time, energy, and money. In today’s globalized market, conserving local heritage can in fact enhance a city’s competitiveness. Unique identity and character could be a drawing card. Developments that integrate new architectural elements without compromising their distinctive cultural heritage will have an advantage in attracting innovative businesses that spell success in today’s global economy.
Project Yellow House is a unique commercial development located within the urban center of the UNESCO World Heritage Historic City of Macau. Yellow House has gained the statutory support from the Cultural Bureau of the Macau Government; no doubt it is going to be a landmark in the epic Historic City which local residents will take pride in. In order to maintain the cultural value of the old buildings without jeopardizing the developer’s commercial interest, the design architect had to formulate a conservation development plan and associated guidelines prior to the building design stage. The final design integrates two preserved building facades sandwiching a modern glass atrium, creating a sense of time and a sense of place which help shape the unique identities of the community, the developer, and also the various businesses.
I look forward to seeing the completion of the Yellow House, a new iconic landmark in the city and a refreshing cultural aurora in the neighborhood!"

In these past 10 years, since our firm MdME was created, we have witnessed overwhelming growth and transformation in Macau. The casino projects, the new ferry terminal, the Light Rail, renewed infrastructure throughout the city and the upcoming Hong Kong-Macau-Zhuhai Bridge are just a few of the developments that have changed and continue to change the face of our region. Tourism has since then soared to incredible numbers, now reaching over 30 million per year.
This transformation also occurred in the real estate sector and projects such as Yellow House/The Henry is a perfect example of how much the local market has evolved. This Developer started investing in Macau in 2004, with a landmark acquisition of a building in the city center followed by several other significant acquisitions in the past 13 years, solidifying their reputation as one of the most important real estate investors in Macau.
Our firm and I were privileged to assist them in all those deals and I am particularly honored to have been deeply involved in the acquisition of the properties that will now becomes Yellow House. The whole acquisition and licensing process was extremely complex and required significant involvement of legal, architectural, engineering and heritage experts, which was successfully achieved in 2016, much due to the unwavering dedication of the Developer of this project. They had a dream and now they are achieving it.
I am sure Yellow House will be a milestone in the commercial and retail sector in the Macau city center, as it is a unique development that combines the historical heritage of Macau with the sophistication of high-end retail.
